We may charge a tenant any or all of the following when required:
We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.
1. Reservation Fee
£500.00 per property which is then deducted from the final balance (for example the first months’ rental payment), final balance is expected to be paid within 5-7 working days from having reserved the property. £500.00 per room in a shared property which is then deducted from the final balance (for example the first months’ rental payment), final balance is expected to be paid within 5-7 working days from having reserved the property.
2. Security Deposit
In most cases this is equal to six weeks of the rental value (worked out as monthly rental x 12 / 52 x 6)
3. Standard Administration Fee
Fees vary depending on the monthly rental and the tenant’s specific circumstances the standard administration fee is worked out as equal to two weeks of the rental value (worked out as monthly rental x 12 / 52 x 2) plus VAT. A full list of charges is detailed below.
4. Check In and Deposit Protection Fee
The tenant is responsible for the check in fee; this is used to prepare an inventory report based on the condition of the property upon the tenant moving in, the tenant will receive a written and digital inventory upon collecting their keys. This charge is £150.00 (Inc. VAT) per property.
5. Check Out Fee
The tenant is also responsible for the checkout fee; this is used to prepare a condition report based on the original inventory. This charge is to be paid upon confirming the time and date of move out towards the end of the tenancy. Up to and including two bedroom properties is £36.00, three bedroom properties is £60.00, above and including four bedroom properties is £72.00. All fees are including VAT.
The following may also apply dependent on the tenant’s specific circumstances (all fees are including VAT):-
1. Guarantor Fee - £108.00 per Guarantor
2. Renewal Fee (at end of tenancy) - £120 for a 12 month agreement, £60.00 for a 6 month agreement and £36.00 for a 3 month agreement
3. Additional Paperwork (if any copies of the tenants paperwork is lost) - £36.00 administration
4. Post Tenancy Reference Charge - £30.00 per person
5. Early Termination Charge - if the tenant requires to move out of the property before the termination of the Assured Shorthold Tenancy Agreement the following charge will be levied £360.00 per room in shared accommodation, £480.00 per property.
